Victoria Guthrie takes a tour of Newmarket’s luxury courtyard development, The Maltings
Newmarket’s most stylish new address is steeped in history and the tradition of brewing. The Maltings is a courtyard development of 44 luxurious intelligent and stylish homes made up of four-storey townhouses, as well as one, two and three bedroom apartments, and two and three bedroom duplexes. The development is centred around a communal landscaped courtyard to promote a feeling of community.
Newmarket is known globally as the home of horseracing. There are many other reasons why people favour Newmarket to live, but the lure of the turf remains a key draw. The Victorian Malt House is the historical root of the whole development, and has provided design inspiration for the other buildings. ‘It’s such an imposing feature, with some really interesting architectural features that you just don’t see in modern developments,’ explains Lara Newman, director at Cleanslate. ‘Being the only new build development in Newmarket, it was really important for us to deliver something valuable and unique. Obviously the Malt House has inspired the name of the whole development, but we have also named the three new buildings after local master brewers of yesteryear’.
Cleanslate have constructed a range of townhouses, duplexes and apartments, but it is the penthouses that are the heart of the production. As the Victorian Malt House building was the inspiration for the whole development, and because of the historical significance, the original exterior envelop of the Malt House has been retained and parts of the brickwork are visible as features in the apartments. ‘The windows have also been retained, as has the unusual 45-degree pitched roof, providing the top floor apartments with distinctive spaces. On the upper floors, the kiln chimneys have been remodelled into striking galleries and the cast iron columns have been used to create a grand galleria entrance on the ground floor; these have been used elsewhere to provide an accent. The unique floor-to-ceiling arched windows have also been recreated to ensure the homes are flooded with natural light’.
With the mix of the Malt House and new buildings, The Maltings strikes the perfect balance between the existing heritage and modern, chic living. Lara explains that they set out to create a real sense of community and deliver an attractive range of homes. With the first phase already sold out, it seems as though local buyers are keen to snap up a piece of provincial history and smart real estate investment.
Newmarket is a thriving market town, offering great transport links and access into Cambridge with 30 percent off the price tag. In fact, all homes at The Maltings represent excellent value for money, as they are offered with Help to Buy, so prospective purchasers can secure a property here with just a five percent deposit. With shops, cafes, bars and shops so close, it’s not hard to see why the first phase of development has already sold out. Lara explains that Cleanslate prefer to create and build smaller, niche developments that enhance the local vernacular and add value. ‘The Malt House conversion is something new for us as developers, but the site just seemed an ideal opportunity to deliver something unique and special’.
